More "non-traditional" homes for sale

Since I posted about homes without permits, wells, or septics being put on the market we have seen a few more. Both are being offered under $100,000 and fit into the tear down category. The previous offerings were nice little cabins, even if they didn't meet current legal or health requirments. The newest offerings? Little to no value as structures, in my opinion. (I think the prices reflect that, so a pat on the back to the listing agents.) I wonder what other strange listings this Summer will bring.

Is the land for these properties valuable enough to attract developers who do teardowns and divide the land into multiple parcels - or is it more for individual buyers who want to build their dream home? The former is usually true here in Charlotte, NC.

These parcels are not currently subdividable. They are rural properties with rural densities which don't allow for further subdivision.

We have seen a couple of tear downs in the city limits of Leavenworth. These are being bought by homebuilders who are putting homes on them. We have almost no new subdivisions around Leavenworth (things are different in Wenatchee). What we see here is mostly short plats- small subdivisions into 4 parcels or less.

To answer your question - the sales are going to individual buyers for building homes- usually vacation or retirement homes.
